FAQ - Residential Inspections, Post-Construction Cleanup, and Off-seasson maintenance
1. Technical Home Inspections
What is a pre-handover construction inspection?
A non-destructive audit of a new build or major remodel performed prior to taking legal possession or releasing final payments. We evaluate structural finishes, plumbing pressure, electrical grid safety, and HVAC systems to compile an actionable, builder-ready punch list.
When should I schedule an inspection in Puerto Morelos?
Schedule 1 to 2 weeks before your estimated key handover date to give your developer time to rectify identified defects before move-in.
What specific checks are included?
Our 8-domain protocol covers roof waterproofing membranes (azotea), window/door frame weep holes (lloraderos), floor tile acoustic tap testing, electrical outlet polarity/grounding, A/C condensate gravity drain flow, and plumbing pump pressure (30–50 PSI).
How are findings delivered and priced?
You receive a documented, bilingual (English/Spanish) photo report with prioritized defects. Packages start at $350 USD / 6,000 MXN for 1-bed units (up to 65 m²) and scale predictably by square meters.
2. Post-Construction Detailing & Deep Cleaning
How is post-construction detailing different from house cleaning?
It removes industrial residue (mortar, paint overspray, plaster dust, silicone haze) using substrate-matched chemistry and non-marring tools without damaging luxury finishes.
Why do you strictly prohibit raw muriatic acid (ácido muriático)?
Raw mineral acids permanently etch natural stone (travertine, Crema Maya), destroy Chukum resin binders, and release corrosive vapors that rust stainless steel hardware and A/C coils.
What safe cleaning methods do you use instead?
We prioritize dry mechanical extraction (HEPA vacuums, brass scrapers, 30° razor passes) followed by pH-neutral stone cleaners, alkaline degreasers, and citrus solvents.
What is your 3-Phase cleaning process?
Phase 1 (Rough Clean): Debris haul and HEPA dust extraction.
Phase 2 (Detail Clean): Cabinetry, window tracks, fixture scraping, and grout haze removal.
Phase 3 (Turnover): Fine polishing, glass washing, and final walkthrough. Packages start at $350 USD / 6,000 MXN.
Phase 2 (Detail Clean): Cabinetry, window tracks, fixture scraping, and grout haze removal.
Phase 3 (Turnover): Fine polishing, glass washing, and final walkthrough. Packages start at $350 USD / 6,000 MXN.
3. Off-Season Property Shutdown & Summerizing
What is "Summerizing" and why do vacant Riviera Maya homes need it?
Homes left vacant during the 6-month Caribbean summer face 85%+ humidity, sea-salt air, storm rains, and high heat. Summerizing prepares mechanical systems, plumbing, and surfaces to prevent mold bloom, pipe trap evaporation, water intrusion, and metal pitting.
How do you prevent indoor mold and A/C water leaks?
We calibrate A/C units or dehumidifiers to safe humidity thresholds (55–60%) and flush mini-split condensate lines to ensure gravity drains flow freely without overflowing inside walls while running unattended.
How do you block sewer gases and pests during long vacancies?
We fill and seal all floor drains (coladeras), shower traps, and toilets so P-traps do not dry out in the summer heat, preventing sewer gas infiltration and pest entry.
What storm and corrosion protection is performed?
We clear window and slider drain slots (lloraderos), clear roof drain channels, apply protective barrier oil to stainless steel fixtures, and isolate non-essential electrical breakers to guard against storm surge spikes.
